Valencia is a lovely area of the city that many would call the “heart” of Santa Clarita. There are occasional short sale homes in Valencia however they tend to get multiple offers from buyers. It is located just off the 5 freeway and is a easy commute to the San Fernando Valley. Valencia is home to the The Valencia Town Center, which is a large indoor and outdoor mall with many fine restaurants and patio dining. Walking distance from that same area are many different market places , restaurants and caffes surrounding the Town Center area.
There are lovely parks and paseos, which are lit walkways that run through ut Valencia. At all times you will see people walking their dogs, running or pushing baby strollers around Valencia on the paseos. There is also a growing and very nicely planned and architecturally pleasing industrial center which houses some major corporations. Valencia has a nice balance of peace and quiet but at the same time is very near and convenient to all that Santa Clarita has to offer.

In Valencia last year on the average 35 short sale homes closed each month. Compared with 2011 when the average was 25. The number short sale homes has been steadily increasing.

Last year on the average there were 150 active short sale listed each month. Compared to 2011 there were fewer active short sale listing because more short sale listing are closing compared to last year
Average time to sell a Valencia short sale
The average time to sell a short sale in Valencia was 120 days. Compared to 2011 the average time to sell a short sale has decreased from 175 to 120.
Number of new shorts sale listings in Valencia
Last year in Valencia there where on the average 40 new Short Sale listing least each month. Last October the number of short sale listing decreased dramatically. It has rebounded slightly since the begining of this year. Time will tell if this trend will continue.
